Boulevard 88 Review
When it comes to developing a true luxury condominium, CDL is definitely one of the masters in this industry. Their track record for luxury homes in the prime districts has been truly remarkable over the last decade.
Personally, I am a hard man to impress. But having seen some of their most recent luxury condo projects such as Gramercy Park and New Futura, I was totally awed and impressed by the quality that CDL is able to deliver – even down to the most basic aspects of developing a high-end real estate.
Great sizes and functional living spaces
One of the most basic key aspects within a luxury condo (for us) is definitely the sizes of the units and as you tell can from the Boulevard 88 floor plans – CDL totally nailed it.
It’s a fact that most luxury homebuyers want space and lots of them. These buyers won’t want to buy small one-bedroom apartments or studios. It just doesn’t work well for their reputation and portfolio, especially for the ‘crazy rich’ foreigners.
Having received overwhelming responses for Gramercy Park and New Futura, I would say that CDL has more than sufficient data to know what are these homebuyers looking for in the high-end residential market and you know that it is not going to screw up with Boulevard 88 – CDL’s third luxury condo project in 3 years.
The address is beyond compare
First all, in order to be recognized as a true luxury condominium, it has to be located in the prime district or the city center. Let’s face it, it’s going to be totally weird if Boulevard 88 is placed somewhere in the suburban region and still call in a high-end residential development.
Being located along Orchard Boulevard and Cuscaden Road, within the Tanglin precinct, Boulevard 88 is literally just next to the biggest shopping district in Singapore. Be it weekdays or weekends, locals or foreigners, the Orchard Road shopping belt will always be the lifestyle rhythm of Singapore for decades to come.
As they always say, ‘what’s luxury without privacy?’. The location of Boulevard 88 couldn’t be any better as you are nestled away from the hustle and bustle from Orchard Road while still being close proximity to fulfilling all your daily necessities and needs.
Just a couple of things to frown over
I wouldn’t say that this is a perfect luxury development. Well honestly, you can hardly find one these days.
One of the downsides is that only the 4-bedroom units (and maybe the penthouses) will get a private lift lobby and the rest will have to use a common lift lobby.
This came as quite a surprise because it wasn’t the case for CDL’s earlier high-end projects or most of the luxury condos by other developers. It’s not really a deal-breaker, but having a private lift lobby does bring out the luxury within an apartment unit as affluent owners would usually prefer their own exclusive access to their homes.
Another thing is the noise – from the road and Singapore Edition Hotel.
Based on the building’s orientation, it looks like 50 percent of the units will be facing the main road of Orchard Boulevard. Therefore, it can get a little noisy from the traffic during peak hours.
But then again, Gramercy Park had a similar problem as well for directly facing Grange Road and it still managed to sell out all of its units when the property market was going through a rough time back in 2016.
As for Singapore Edition Hotel, the only concern would be ensuring that the guests and activities at the hotel don’t intrude into the privacy of those living at Boulevard 88.
This is, in fact, not CDL’s first mixed development with residential and hotel components. They had others such as Residences at W and W Hotel, UP@Robertson Quay and M Social Singapore, St. Regis Residences and St. Regis Hotel, and South Beach Residences and JW Marriott Hotel Singapore.
Such developments can be a problem especially when hotel guests and residents are sharing some common spaces within the compound, or the hotel rooms are facing in a direction where it actually allows a guest to look into the private residential units or communal areas.
Let’s hope such a problem doesn’t exist for Boulevard 88.
Summary
To end off this Boulevard 88 review, I would like to say that this brand new Orchard Boulevard condo is indeed a fine exemplar of modern luxury living in Singapore. Also, it has showcased most of the basic elements which a high-end condo should have.
Despite a few shortcomings, it’s still one luxury condominium which affluent buyers should definitely look out for.
