At first glance, One Holland Village Residences ticks all the boxes for what a quality property should be. The entire One Holland Village project is like a work of art, and I am sure the Urban Redevelopment Authority (URA) will agree as well.
In fact, the exact words from URA were “compelling in its design concept” – and indeed it was.
Personally, I would this is the best and exquisite development that I’ve seen in a long time.
It has everything that a homebuyer can ask for – from well-designed unit layouts, an abundance of amenities nearby, and walking distance to MRT station.
Being located within prime District 10, the price point isn’t really within the “affordable” category. But if you were to compare it with other similar projects or new launches in the same district, you will see why One Holland Village Residences presents itself as a value proposition to the affluent class.

As glamorous and stunning as the project is, there are still a couple of minor concerns from a neutral point of view.
The area can get really crowded at times
Holland Village is like a little food and entertainment haven. There are many bars, restaurants, and eateries which offer delicious food and drinks within the area.
While that is a good thing for future residents living in One Holland Village Residences, it can also become a problem.
For instance, the streets around Holland Village can be packed with outdoor seating and tons of people standing during dinner hours.
On weekends, you are expected to see lots of people because the street will be closed off to traffic. That is when the individual bars and restaurants will have their tables placed on the street.
It is definitely a fun and lively area for the locals, expatriates, and even tourists. But if you are not into the rowdy lifestyle, living at One Holland Village Residences may just be a nightmare for you.
Lack of potential upside
It’s absolutely fantastic that One Holland Village Residences is located near an MRT station, with tons of amenities nearby, and some of the prominent key nodes such as the one-north Business Park, the Science Park, the NUS campus, and the University Town.
But the problem is that the setup is already there. In other words, whatever dollar you’re paying for a property at One Holland Village Residences, you are paying for whatever convenience or geographically attributes that are already in place.
This region has practically been developed and not many plans in the pipeline which can help with the price appreciation.
As a property owner, your only feasible bet would be leveraging on the unused land plots that are nearby.
You will hope that developers will pay exorbitant prices for them in the future so that it creates an opportunity for you to resell your unit for some profits.
So, is One Holland Village Residences a good buy?
If you have deep pockets and are looking for a beautiful property to buy, honestly, it may just be the one.
For homebuyers, the convenience and quality that this new launch condo provides are unprecedented. You will never find anything of this scale with a District 10 address.
As for investors, the One Holland Village project is simply amazing.
While the prospect of huge capital gains may look slightly disheartening, this new launch along Holland Road by FEO is still a ‘bang for the buck’ as it has those attributes that will help to draw a lucrative rental yield for you.
Therefore, One Holland Village Residences is definitely a property to consider if you are looking to add it to your startling investment portfolio.
