Fourth Avenue Residences Review
With almost 60 new condo projects launching within 2019 alone, it’s seriously hard to get too excited over one these days – unless it really stands out with some unique and unrivaled features.
Being situated within the upscale Bukit Timah precinct, Fourth Avenue Residences is looking be one of the most coveted new condo projects in the area amongst the affluent property buyers in Singapore.
The main draw to prospects would certainly be its extremely close proximity to the existing Sixth Avenue MRT station – an attribute which is uniquely available to only very little new projects since last year.
However, there isn’t really much to be thrilled over Fourth Avenue Residences other than being next to the MRT station.
When we first heard that Allgreen was going to release a new condo in Bukit Timah, we were pretty darn excited. Why is that so?
Having seen some of Allgreen’s earlier completed projects, such as RV Residences, we were almost certain that they are going to offer high-quality finishes and efficient layouts within the units at Fourth Avenue Residences. Sad to say, they only managed to get half of it correct.
‘Weird’ layouts at Fourth Avenue Residences
Looking at the floor plans, the layout for some unit types are just ‘weird’.
For instance, there are going to 2 balconies (one in the living area and one in the master bedroom) constructed for all the 3-bedroom + Study units. Unless you are an extreme lover of balcony spaces, if not you will be pay at least $100,000 more to own an extra balcony.
Sticking with the 3-bedroom + Study, we couldn’t get the developer’s idea of having a study room with no windows and opening up to the yard (in the kitchen). We believe most homeowners would end up using that space as a storeroom, which will actually make more sense.
If we were to pick our favorite layout at Fourth Avenue Residences, it certainly has to be the 4-Bedroom + Study. It’s definitely more conventional, efficient and functional as compared to the rest – although the balcony looks almost as big as the living hall.
Price comparison with Mayfair Gardens
With Mayfair Gardens being another new residential project launched within the Bukit Timah precinct, it’s common to see prospects comparing these two projects when trying to decide which one suits them the best.
Fourth Avenue Residences does bring much of the feature of living in a modern condominium while Mayfair Gardens takes after a Georgian architecture design. While each has its own advantages and disadvantages, the next best comparison to do is match them up according to price.

As you can see, Fourth Avenue Residences is approximately $200 to almost $400 psf higher than Mayfair Gardens.
Most realtors or even the developers themselves would justify the price difference by saying that Fourth Avenue Residences is close to an MRT station and it’s in a more upscale area (District 10 as compared to District 21, which also makes it closer to the city).
But the truth is that both projects are still within the Bukit Timah precinct and they are not really that far apart. Even at a minimum of $200 psf, a 1,000 sqft unit can easily set you back for another $200,000!
For $200,000, you could probably re-invest somewhere else for more lucrative returns or even get yourself a very nice branded car. Most savvy investors would easily grasp this simple analogy that we have justed quoted.
Final Word
So is Fourth Avenue Residences a good buy?
In our opinion, this Bukit Timah condo does present itself as an outstanding residential development coupled with contemporary facilities for high-end living in Bukit Timah.
When it comes to building a quality condominium, you can rest assured that Allgreen Properties will offer you nothing but excellence.
However, when it comes to price and functional living spaces, they are not the most favorable selling points for Fourth Avenue Residences because Mayfair Gardens is seriously giving it a run for its money.
With that said, if it wasn’t for Mayfair Gardens, Fourth Avenue Residences would no doubt be the most ideal new launch condo in Bukit Timah to put your money in. But sadly, that’s not the case – at least for now.
