This will be Yanlord Land Group's debut project in Singapore's property market and expectations will be high for the developer to deliver a top-quality luxury condominium.
Leedon Green, the former Tulip Gardens, is possibly one of the most highly anticipated new launch condo projects in 2019, especially in the high-end residential market.
One of the main reasons is that Tulip Gardens was recorded as Singapore’s 2nd largest en bloc sale in 2018 and it would be exciting to see what property developers Chinese-based Yanlord Land Group and MCL Land can produce on this prime piece of freehold land in District 10.
Over the last couple of years, the Farrer Road/Holland precinct has produced some of the finest condominiums, such as Leedon Residence by GuocoLand and D’Leedon by CapitaLand.
Thus, it’s certainly important the Leedon Green doesn’t lose sight of the picky & critical details and embrace the luxury living standard within the area.
So what has Leedon Green has to offer? Let us take a look at the project details and see if it is a good buy for the affluent class of buyers.

Leedon Green Developer
The developer of Leedon Green is Asia Radiant, which is a joint-venture between Yanlord Land Group and MCL Land.
The 2 parties acquired the freehold site along Farrer Road for a whopping a $906.9 million (or $1,790 psf ppr) back in April 2018 via a collective sale. As mentioned earlier, this deal was the 2nd largest en bloc deal in 2018.
Yanlord Land Group
Established since the 1980s, Yanlord Land Group has been one of the most reputable property developers in China and is currently under the helm of group chairman and CEO, Mr. Zhong Sheng Jian.
Leedon Green, despite being Yanlord Land’s maiden project in Singapore, it has a wealth of experience that mainly involves developing large-scale properties within high-end and prime residential areas located in major Chinese cities, such as Shanghai, Shenzhen, Suzhou, and Tianjin, etc.
The residential projects under Yanlord Land’s portfolio comprised of apartment buildings, condominiums, and villas. The group has been renowned for its high standards in providing quality homes and extravagant lifestyle experience.
MCL Land
MCL Land is one of the leading private residential developers in Singapore that has over 50 years of experience in the real estate segments within Singapore and Malaysia.
The firm has been noted to be one of the real estate arms of Hongkong Land Holdings, which is also a member of the Asian-based Jardine Matheson Group that focuses on a wide range of businesses including motor vehicles, property investments and development, home furnishing, construction and engineering, and hospitality, etc.
The group has an impressive real estate portfolio across various Asian countries other than Singapore. They include the likes of Hong Kong, Malaysia, Philippines, China, Vietnam, Thailand, and Indonesia.
Some of their most notable residential projects include Parc Esta near Eunos MRT station and Margaret Ville near Queenstown MRT Station. Both are the most recently launched projects by MCL Land.
Leedon Green Location
Leedon Green is located along Farrer Road, right opposite Waterfall Gardens condo. Right next to Leedon Green are the 2 of the newest and largest condominium developments in the area – D’Leedon and Leedon Residence.
However, Leedon Green will have an address along Leedon Heights instead of Farrer Road.
There will be 2 separate entrances to this luxury condo. One is along Leedon Heights and another along Holland Road.
In addition, this new condo at Farrer Road, District 10 of Singapore probably ticks most of the boxes for homebuyers who are looking at high-end residential properties.
Leedon Green has probably one of the most distinguished and coveted addresses in Singapore. It is just right next to some of the most affluent residential clusters which comprise of Good Class Bungalows (GCBs), namely Belmont Park, Leedon Park, Cornwall Gardens, and Ford Avenue.
Short walk to Farrer Road MRT station
The closest train station to Leedon Green would be the Farrer Road MRT station. It is just a mere 10-minute walk away from the condominium.
Being one of the stations along the Circle MRT line, you will have direct routes across various locations within the southwestern, southeastern, and downtown core regions of Singapore.
For instance, it will only require you around 10 to 15 minutes traveling from Leedon Green to a few prominent business hubs in the southwestern region such as Buona Vista, one-north, Science Park, Kent Ridge, and Alexandra Road.
Honestly, it may not be a deciding factor for the affluent homebuyers who are looking to get a unit at Leedon Green for their own use. But it’s definitely a big draw for the future owners who are looking to rent out their units as this is usually one of the consideration factors for tenants.
Near Holland Village and other amenities
At Leedon Green, you will be within close proximity to Holland Village and Dempsey Hill.
These are 2 of the most popular spots among the yuppies where you will find some of the most popular bars, eateries, and restaurants in Singapore. It can only get better when One Holland Village is completed.
If you are looking for a tranquil and serene residential environment and yet wanting to experience that little bit of nightlife buzz, then the location of Leedon Green would be absolutely perfect for you.
For those who enjoy spending quality time with nature, the Singapore Botanic Gardens is just a mere 8-10 minutes’ drive away.
In case you’re unaware, the Botanic Gardens is the 1st UNESCO World Heritage site in Singapore. It’s the perfect spot to spend a weekend with your family and loved ones being this close to nature.
Close to various top schools and educational institutes
The Farrer Road and Holland Road precincts have been widely popular among families with school-going kids as there are plenty of top schools which are located nearby.
Despite having no primary schools that are within the 1-km radius, there are still some of the top primary schools which are near to Leedon Green include Nanyang Primary School and Raffles Girls’ Primary School. They are both within the 2-km radius.
There are also other schools such as Henry Park Primary School, Fairfield Methodist Primary School, Singapore Chinese Girls’ Primary School, and Methodist Girls’ School (Primary). They are all located within a short 10-minute (or less) drive away.
For international students, there are also plenty of schools for them to choose from. This includes the Dover Court International School, Swiss School, Chatsworth International School (Orchard Campus), Hwa Chong International School, and Tanglin Trust School.

As of 5 December 2019, the official Leedon Green floor plans have yet to be announced by the developer.

Leedon Green Price Guide
Leeden Green condo is set to launch for sale in January 2020 and as of now, the official price guide hasn’t been released.
However, based on the transacted prices of nearby projects, the expected price of Leedon Green could fall within $2,600 – $2,800 psf. Hence, a 1-bedroom unit is likely to be priced from $1.3 million onwards.
Leedon Green Review
Honestly, when I first looked at the preliminary information of Leedon Green, I wasn’t really blown away by it.
From initial impressions, Leedon Green looks like a subset of its luxurious neighboring condo, Leedon Residence. Their aesthetics look pretty much similar and to put it bluntly, it looks like a knockoff or replica of Leedon Residence.
For the high net worth individuals or affluent class of homebuyers, it would be absolutely ludicrous to call classify Leedon Green as a luxury condominium.
More units and smaller homes?
Lets put it this way, space and privacy are always one of the key attributes that you will see in most high-end luxury condos. They are usually preferred to be exclusive and provides a low-density living environment.
In this case, unlike GuocoLand (developer of Leedon Residence), MCL Land & Yanlord have adopted a rather different strategy when comes to designing and selling their units at Leedon Green.
If you were to take Leedon Residence as a reference point, Leedon Green has a land size which is about 60% of Leedon Residence. However, there are 67% more units being yielded.
Hence, unit sizes are generally smaller at Leedon Green. In other words, the overall quantum for each unit type will be significantly lower and more affordable than Leedon Residence. This will likely help to move units off shelves at a much faster rate.
Do note that developers these days have a 5-year timeline to sell out their projects, otherwise, they will be subjected to additional taxes. Thus, I can understand why Leedon Green is being planned out in this manner.
Just based on the first impression, Leedon Green doesn’t look very appealing and may not look like it is a good buy.
But I shan’t judge a book by its cover. When I got to see the showflat for myself and dived deeper into the nitty-gritty details, this new condo in District 10 does look really promising.
Efficient layouts within a luxury setting
One of the good things at the Leedon Green showflat is that you can see a mockup of almost every unit variation the condo has to offer.
If you were to take a look at the floor plan, you will see that there isn’t much wastage within the units. All of them are pretty well-designed and there really isn’t much to complain about.
The interiors are well fitted with quality finishes and top of the line appliances & fittings.
For instance, the floorings are largely laid using imported marble. This is probably the most basic provision that every developer should do for a luxury home. But unfortunately, I’ve seen enough to tell you that it’s not the case for a lot of projects which claim to be ‘luxurious’.
In addition, you will also find that the larger unit types will come with a private lift lobby. This is certainly a ‘must-have’ for a luxury condo unit in my books for sure.
Attractively priced as compared to other District 10 projects
So is Leedon Green overpriced? No, I don’t think so. Is it worth your money? I would say yes.
Let us take a quick look at a comparison table I did with other projects in District 10. As usual, I always believe that numbers tell the truth.

From the table above, you can see that most of the new launches in District 10 near to Leedon Green are being priced around the same range.
However, did you notice that not many of them are full-fledged condominiums?
Final Word
If you are benchmarking Leedon Green against Leedon Residence the way I’m doing it, you will find it almost impossible to place Leedon Green in that same luxury condo category.
First of all, they are already dramatically different in unit sizes. A 3-bedroom at Leedon Residence is already twice the size of what Leedon Green is offering.
The way I see, using luxury cars as an example, Leedon Residence is like a Mercedes S-Class. It’s spacious and it definitely gives off that grand feeling.
On the other hand, Leedon Green is probably like a Mercedes C-Class. It definitely still holds that luxury branding but just doesn’t feel as lavish or extravagant as the S-Class. But then again, the price tag is much easier to ingest for most homebuyers.
To sum up, Leedon Green is definitely one project that has addressed the demand for a very specific niche of homebuyers who are looking to get a brand new luxury freehold property in the prime district at a more affordable price range.
The Leedon precinct is one of the most coveted residential areas in Singapore and to own a property there is like a dream to many but a reality to few.
And if you do a comparative market analysis with other new projects in District 10, you will definitely find Leedon Green a much better option and it certainly worths every penny.
