Parc Esta, formerly known as Eunosville is perhaps one of the most talked-about brand new private condominium projects in Singapore.
Being situated just opposite Eunos MRT station and within close proximity from the emerging Paya Lebar regional center in Singapore, this new launch condo at Eunos will certainly be in the shortlists of many homebuyers and investors within the coming months.
The project was officially launched back in November 2018 and more than 400 units have already been sold by the end of January 2019. Sales seriously aren’t too bad for something that has just launched for slightly less than 3 months.
The question is whether or not Parc Esta can keep up with the sales rate as more blockbuster new launch condos in 2019 are making their way onto the property market.
So how does Parc Esta condo line up against others and is it actually a good buy? We’ll find out in this write-up.
Parc Esta Developer
Parc Esta is being developed by MCL Land, a leading property developer in Singapore who is also a member under Hongkong Land Holdings and Jardine Matheson Group.
For those who’ve been watching Singapore’s real estate market since 2013, MCL Land has been widely known for its foresight in the redevelopment plans of the Jurong Lake district and Jurong Gateway.
During those years, MCL Land has developed condos in the Jurong region – such a J Gateway, Lakeville and Lake Grande. All these development were very well-received by homebuyers and the most successful condo project has to be J Gateway. It only took MCL Land 2 days to sell all 738 units.
Other than Parc Esta, the other residential project that is running concurrently by MCL Land in Singapore is Margaret Ville (situated at Queenstown).
Over the past 5 decades, MCL Land has built up an overseas portfolio for developing prime residential properties in countries such as Malaysia, Hong Kong, China, Thailand, Indonesia, and Vietnam etc.
Parc Esta Location
Parc Esta is located along Sims Avenue and is just opposite the existing Eunos MRT station. The condo is in such a prominent spot which you simply cannot miss it.
Eunos MRT Station and Bus Interchange
It will take residents at Parc Esta a mere 2-minute walk to Eunos MRT station which is situated along the East-West MRT line – one of the most important and longest MRT lines in Singapore.
Thus, you will have a direct route heading to the core central of Singapore or the business districts. For instance, it only takes you less than 20 minutes to reach the Central Business District (CBD) – such as Raffles Place and Tanjong Pagar
Traveling to other regions in Singapore would also be a breeze as well. Along the East-West Line, you will find various interchange stations which allow you to switch train tracks that lead to almost anywhere in Singapore.
The interchange stations which are found along the East-West line include Bugis (Downtown Line), City Hall (North-South Line), Paya Lebar (Circle Line), Outram (North-East Line).
If you are not a big fan of the train service (which we have no idea why), the Eunos Bus Interchange is also situated nearby, right next to Eunos MRT station. Over there, you will find a wide range of public bus services which offer direct routes to certain parts of Singapore as well.
Other than Eunos bus interchange, there are also other bus services operating along the bus stop right outside Parc Esta (along Sims Avenue) or Changi Road (the main road behind the condo).
Amenities around Parc Esta
When it comes to amenities that help to fulfill your daily needs, there are plenty of options to choose from around this new Eunos condo – from supermarkets, food centers, convenient stores – this place has it all.
Just within a short 3 minutes’ walk, you will find the Eunos Crescent Market and Food Centre. It’s probably the most popular spot among residents the area who wants a taste of local delicacies or shop for some of the finest and freshest ingredients to whip up a good meal in their own home.
For your daily or weekly grocery shopping, there is a FairPrice mart just further up from Parc Esta. Although it may not be the biggest FairPrice outlet in Singapore, the offerings are more than sufficient to meet your daily needs. If this is not enough, you will still be able to find other provision shops and minimarts within the area.
If you are willing to travel out of the area, the brand new Paya Lebar Quarter is just one MRT stop away from Parc Esta. Not only you will find about 200 retail shops within the development, but there are also 3 Grade-A office towers integrated with the shopping mall. It is, in fact, first of its kind outside of Singapore’s core city center.
Besides Paya Lebar Quarter, there are also other well-known shopping malls around Parc Esta such as Parkway Parade, i12 Katong and Kinex.
For recreational activities, the most popular spot would be the East Coast Park. It’s absolutely for families to spend some bonding activities together, such as cycling, jogging or even have a picnic while enjoying the beautiful sea breeze on a lovely evening.
Schools near to Parc Esta
For families with school-going children, Eunos Primary school and Haig Girls’ School are just within 1 kilometer away from Parc Esta condo. In addition, there are also other primary schools such as Tanjong Katong Primary School, CHIJ (Katong) Primary, Tao Nan School, Maha Bodhi School, and Kong Hwa School – which are still within the 2km radius.
In case you are unaware, this precinct in the eastern region has some of the best secondary schools and junior college in Singapore which include CHIJ Katong Convent, Tanjong Katong Girls’ School, Chung Cheng High School (Main), Dunman High School, St Patrick’s School, and Victoria Junior College.
Parc Esta Condo Facilities
For such a massive condominium, Parc Esta is nothing short of offering top-notch facilities for its residents that ingeniously blended within the condo’s architectural design.
The facilities at this brand new Eunos condo project are being divided into 2 separate themes – the East and West Parc.
At the East Parc, your home is practically sitting within a tropical oasis. You will be able to sense serenity and tranquility, accompanied by the beautiful sounds from the rustling leaves.
The centerpiece of East Parc would be its 50-meter swimming pool, surrounded by alluring cabanas and chill-out lounges sitting on rustic wooden platforms.
The best way to relax while you immerse yourself in luxury would be trying to celebrate your best things in life within the Parc Clubhouse. It comprises of a cozy function room and a verandah for dining purposes just at the poolside.
If you prefer to have some alone time, you can easily soak yourself with one of the jacuzzi pools within the compound or cozy up to one of those cabanas, stretching out in one of the sun beds. There’s also a Yoga pavilion for you to meditate and relax your mind.
For fitness enthusiasts, you can head over to the indoor Fitness Suites or gymnasium to get some resistance or cardio workout done. Otherwise, you can also pick up a new sport using the Tennis Court or the Multipurpose Court.
As you can see, most condominiums would have provided more than enough facilities with what the East Parc had offered. But for Parc Esta condo, it’s only 50 percent of the entire development.
At the West Parc, there will be a 360-degree water lagoon (called the Family lagoon) being cradled by lush landscaping. Within the lagoon, it will be packed with aqua activities that you do not find in most condos in Singapore – for both leisure and fitness purposes.
You are able to host waterfront events or gatherings at the Island Party Pavilion which is situated at the Grill & Dine island, within the heart of the lagoon. Furthermore, there will be water and bubble jets to keep the younger ones entertained while the adults relax away at the nearby foot & body massage jets.
No condo facilities will be completed without having a playground for the children. Thus at Parc Esta, there will always be room for families to bond through activities and fun installed with the condo facilities.

Parc Esta comprises a total of 1,399 residential units – across 9 blocks with each standing tall at 18-storey high and 5 commercial shops. The 99-year leasehold condominium is expected to complete by December 2022.

Parc Esta Review
First and foremost for this Parc Esta review, I just want to say that this is a great development that practically next to an MRT station and … hmmm, that’s it actually.
This is probably one of the biggest selling points of Parc Esta – if not, the only key selling point of Parc Esta. The fact is, if you are looking at the new launch condo projects which are available in the market today, you’ll be practically spoilt for choices – those which are less than 5 minutes’ walk away to an MRT station.
At this point, we could already mention a few prominent ones in the market that has an MRT station within walking – Park Colonial, Stirling Residences, Fourth Avenue Residences, Mayfair Gardens or even Jadescape.
Well, of course, you may be questioning my choice of properties because some are in a very different price range. But what I am trying to point out here is that having an MRT station close by isn’t really a big deciding factor when comes to buying a particular property. Instead, It’s still the fundamental aspects of location and price that will decide your next property purchase.
Not exactly the best location for private living
When it comes to location, honestly Eunos hasn’t been one of my top areas to consider for owning a private property – for two reasons.
One, it mainly comprises of public housings (pretty old ones) and it lacks that glamour, prestige and privacy factors for owning a private home. It just doesn’t give me that feeling that it is value for money.
Talking about privacy, I don’t even want to go into the traffic conditions which you will expect along Sims Avenue and Changi Road during peaks hours or weekends.
Two, before the announcement of Parc Esta, there weren’t really many choices, to begin with. Other than the private landed homes you find on the opposite side of Jalan Eunos and Still Road, you will find tons of small scale apartment buildings and hardly any full-fledged condominiums around.
It’s not that small apartments do not have any value in them, but sadly most of them will make a buyer feel that he/she is being short-changed in terms of space and lifestyle.
But it has a competitive edge in terms of pricing – just a slight one
To most of us, at an average of $1,702 psf (based on all the transactions done so far), it’s seriously quite steep. But if you were to look at other competing new launches, it will seem rather fair as this is the price point which those projects are listing.
Let us look at how Parc Esta lines up against the rest of those 99-year leasehold new condo projects, based on the total number of transactions recorded by the end of February 2019.

Despite the fact that Parc Esta may not be the cheapest development, it’s still being priced rather attractively against its competitors.
To be honest, you may find better deals at Stirling Residences or Park Colonial as they are relatively closer to the city center. Although there may be a slight premium that you will need to fork out, it isn’t really that significant in our opinion and it will be totally worth it in terms of value for money.
Overall, Parc Esta is still a good development. Not great, but good enough to deserve some attention.
It basically covered all aspects for a true private condominium in Singapore – functional living spaces, an abundance of facilities, public transport options practically right at your doorstep and retail & food options nearby to meet your daily needs.
If you want a property which is within the Eunos precinct, Parc Esta is perhaps the only one that’s worth mentioning right now. It is the undisputed property of choice. However, if you just need an MRT nearby, you are better off looking somewhere else.
