An upcoming mixed development nestling along Yishun Avenue 4 in Singapore’s bustling District 27, The Wisteria condo is a 99-year-leasehold property that will probably be completed by early 2019.
Spreading across a vast land site of 105,054 square feet, this complex will house both residential blocks and retail spaces in the ratio of 60% and 40% respectively.
With mixed developments becoming an increasingly popular lifestyle choice in metropolitan spaces such as Singapore, projects such as The Wisteria and the previous North Park Residences are predisposed to success and healthy market response. In fact, one can expect the latter to be one of the top living destinations in the city in times to come
The Wisteria Location
The Wisteria is ideally located to meet the needs of all kinds of urban dwellers. It is well-connected to all parts of the city via roads, MRT and other forms of public transportation. Both the Khatib MRT and Yishun MRT are a short walk away, so residents can commute to places near and far with much ease.
For vehicle owners too, easy connectivity is assured by access to the major expressways – such as the Tampines Expressway (TPE), Central Expressway (CTE) and the future North-South Expressway (NSE) which will serve motorists starting from 2020. Other than this, several feeder bus services operate in the region while cabs are also easily available.
Urban facilities such as good educational institutions are aplenty in this region. For those with children, there are numerous schools and colleges within a 10 km radius. Some of these are the Chongfu Primay School, Naval Base Primary School, Northview Secondary School, Orchid Park Secondary School, GEMS International School, Yishun Junior College, Nanyang Polytechnic and many more.
For medical services and healthcare needs, several premiere institutes such as the Khoo Teck Puat Hospital, Yishun Community Hospital and Khatib Camp Medical Centre are all in close proximity of the condo.
And that’s not all; given its strategic location in one of up and coming districts of Singapore, there is no dearth of amenities and lifestyle establishments in the vicinity of The Wisteria Yishun.
For everyday needs such as groceries and other services (beauty, banking, etc), there shall be plenty of options just a stone’s throw away. The new NorthPoint Shopping Mall, Chong Pang Market and Junction Nine mall are just some of the market places offering a plenitude of retail/service outlets near The Wisteria.
When it comes to recreational avenues, there is no scope for disappointment here either. Prestigious clubs such as the Sembawang Country Club and Orchid Country Club fall rather close by as do other wonderful community spaces such as the Yishun Public Library and Lower Seletar Reservoir Park.
As is evident from the above, The Wisteria Yishun will provide its residents quick and convenient access to just about every urban amenity. Living here would ensure one doesn’t have to venture far to meet any of their needs.
The Wisteria Condo Facilities
Within the parameters of The Wisteria complex itself, there are to be numerous facilities available to service the residents. From the interiors of the homes to the luxuriant environs beyond, everything has been painstakingly planned to ensure that homeowners enjoy a comfy, fun-filled lifestyle.
The homes have been designed in keeping with modern innovations in architecture that seek to optimize both looks and functionality. Each unit, no matter what size, shall reflect optimal and intelligent usage of space such that homes are roomy and suitably inviting.
Provisions have been made for plenty of natural light and ventilation to be accessible in all units. The fitments and fixtures within are to be of high quality to ensure durability and an elegant decor. Designer bathroom fittings and high-end kitchen appliances will also be fitted so that residents experience nothing but opulence in their daily lifestyle.
To further enhance the sense of decadence and luxury, The Wisteria at Yishun will have a vast range of recreational facilities for residents to use. It shall have an exclusive Clubhouse that houses a state-of-the-art gymnasium, a Function Room and several Stream Rooms and Dressing Areas. For those who enjoy swimming and sunbathing, an Olympic-sized swimming pool, several outdoor decks, a Jacuzzi, an aqua gym and outdoor shower are all at their disposal.
Nature lovers may revel in the serenity of the floral garden, yoga lawn and herb & spice garden. For children, there is a playground as well as separate waterplay area. And if one wants to mingle with their neighbours, there are barbeque pits where they can gather, cook and make merry.
And it goes without saying that the retail outlets and food & dining facilities in the commercial block of The Wisteria will add to the list of conveniences available to those living here.
Apart from the splendour of such a luxurious lifestyle, The Wisteria also promises its residents a safe abode with round the clock security and 24-hours concierge service.
The developers have left no stone unturned in ensuring that this condo extends matchless comfort and lavish living to homeowners.

The Wisteria Review
If the long list of enticing attributes of The Wisteria is not adequately convincing, one should think about it from the investment perspective too.
One thing which we really like is the integrated mall concept where convenience is really at your doorstep. However that’s only if the mall is managed solely by the developer. This is ensure that residents at The Wisteria will get a good mix of retails and dining options. If not, I would personally pass on this development despite being lowly priced.
Moving on to the pricing, are buyers overpaying for this development? Let’s do a price comparison against its neighbouring newer condos and apartments within the vicinity. The figures collected are for transactions recorded since 2015 to March 2016.
|Property Name||Tenure||Year of Completion||Average PSF Price|
|Skies Mitlonia||99-year||2016||S$ 1,051|
|Symphony Suites||99-year||2018||S$ 1,030|
|Nine Residences||99-year||2016||S$ 1,212|
|North Park Residences||99-year||2018||S$ 1,362|
|The Wisteria||99-year||2018||S$ 1,112|
As you can, it’s not exactly the cheapest property within the Yishun vicinity. But with the integrated concept, it’s probably worth the little extra premium. As a big fan of low density developments, I would really appreciate the exclusivity of The Wisteria, with only 216 units in total (which is approximately 60 to 70% lesser than its neighbours).
Now here’s the “bad news” – the layout. With average sizes of private homes shrinking lately, a well-planned unit layout is exceptionally important, as it will determine how much usable space is there for the home owner.
Let’s take a look at an example – a typical 3-bedroom unit at The Wisteria, with a floor area of 969 sq ft or 90 sq m, which is actually quite a common size for newer 4-room HDB flats (with 3 bedrooms too) these days.
According to the developer, the air con ledge takes up 6 sq m and balcony space of 10 sq m. So technically, you are only getting a usable floor area of approximately only 74 sq m or 797 sq ft! That’s even smaller than a 4-room BTO flat.
From my above comments, the floor plan left me being very confused as it’s not planned for conventional living, especially for a 3-bedroom unit where people are usually purchasing for own stay. I don’t even want to go into the sizes of the bedrooms on how small they are. Looking at the floor plan, it does seem like you have push your bed all the way to the edge, in order to get a little more space for walking.
Ultimately, if you look at this property and its price in comparison, it’s still worth considering if you are looking for a bite-size private residential home in Singapore. It’s certainly one of the low-risk real estate investment you can make and no wonder The Wisteria Yishun has been receiving great market response ever since its initial launch.
