Highline Residences Review
Before we touch on the pricing and the value of this development, let’s recap on a little bit of history on this plot of land. In April 2013, renowned property developer Keppel Land placed a winning bid of S$550.28 million (or S$1,163 psf ppr), topping other big organizations such as Far East Organisation and City Developments Ltd.
Based on a simple calculation of various costs & overheads, the approximate breakeven cost was expected to be S$1,670 psf, which also meant that Keppel Land have to sell above this price (on average) to make a profit out of Highline Residences. True enough, they did manage to sell units for prices above the breakeven.
As of 09 September 2015, the total number of 129 transactions were recorded since Highline Residences launch (which was in Septempber 2014), with an average psf price of S$1,855. So how does it compare to the transaction prices of its neighbouring condominiums? Let take a look at the numbers from September 2014 to 2015.

With the current market situation, the resale activities within the Tiong Bahru condos do seem rather weak with only 12 out of 605 units changed hands in the last 1 year. Being a new launch condo, Highline Residences was able to draw more interest from property buyers, but priced at approximately 27.2% higher than the combined average psf price of the other 3 condominiums. That’s certainly a risky bet.
However, one may argue that Highline Residences is “brand new”, thus being able to command significant premium over the rest. So how about comparing it against other new launch condos in the same district (since Highline Residences launch till September 2015)?

Well, doesn’t look so bad right now, does it? But then again, Highline Residences still ranks top among the new launch condos in District 3 of Singapore.
Some may say that this development is better than the rest in terms of location. That I do agree 100%, however I just think it’s not a worthy buy at such a price (unless you really really love the location).
Apart from the fact that Highline Residences is wonderfully located and intelligently planned, and although the price is steep, there are many other advantages living here assure.
- The clean, green environs of this housing society are ideal for raising children as well as maintenance of a healthy lifestyle.
- Highline Residences offers the dual benefits of access to many amenities and seclusion from the hustle-bustle of the city.
- The value of this property is likely to escalate rapidly in the future, thus making this a good real estate proposition.
Thus, futuristic, luxurious and prestigious as it is, anyone would be privileged to be living at Highline Residences.
