Clearly, Corals at Keppel Bay, being the newest condo of all, has commanded a much higher average of S$2,213 psf, as compared to its neighbors’ average ranging from S$1,568 to S$1,582 psf.
Corals at Keppel Bay review
Solely based on the location, close proximity to an MRT station and a mega shopping mall, it goes without saying that the life at Corals at Keppel Bay would be comfy, fun-filled and pleasurable.
However, in my Corals at Keppel Bay review, there are a couple of technical reasons to back why is this condominium so ideal for homebuyers.
A unique and rare waterfront living experience
First of all, the location is unprecedented – why? It is because in Singapore if you are looking for a property which offers you an unobstructed sea view and without facing an expressway, there are only 2 well-known places – Sentosa and Keppel Bay.
Presently, some of the properties in Singapore which offer a panoramic sea view are usually located along the East Coast and West Coast stretch. The trade-off of having that view is that these homes are mostly facing the expressway, which means it’s going get really noisy when you’re living there.
Of course, some homebuyers may argue that some units at the nearby Skyline Residences condo along Telok Blangah Road will also offer an unblocked sea view. But it’s not really considered a “seafront” or “waterfront” property because it’s that close to the waters.
In addition, right in front of the condominium is the West Coast highway flyover. Again, it possesses a similar problem which those East Coast and West Coast properties are experiencing.
The Greater Southern Waterfront
Conceptualized as the Southern Gateway of Asia, development works for The Greater Southern Waterfront project will begin over the next 5 to 10 years. This is one of the biggest (if not, the biggest) redevelopment project as announced under the government’s recent 2019 Draft Master Plan.
The Keppel Bay precinct will be part of the Greater Southern Waterfront, a massive 2,000-hectare land area which spans across the southern coastline of Singapore – from Pasir Panjang all the way to Gardens by the Bay.
One of the major plans in this project is the redevelopment plan for the existing Keppel Club site (which is next to the Keppel Bay collection of condos). It will be used for more housing projects when its lease ends in 2021.
From an investment point of view, things couldn’t be more ideal. As new structures and residential developments are being built, it will definitely help to attract more investors in the future and thus helping to bring up home prices within the area.
A couple of good examples would be the Marina Bay and Jurong precincts. Just take a look at how home prices shot up within just a few years after the government announced development plans for Marina Bay (back in the early 2000s), and having a ‘second CBD’ in Jurong (back in 2013) respectively.
Thus, given Corals at Keppel Bay’s brilliant location in land-scarce Singapore and with all the exciting transformation plans in place, the property is sure to appreciate manifold in the future.
After all the good stuff, let me share with what are my thoughts on some of the negative features about Corals at Keppel Bay.
Odd-shaped units with inefficient living spaces
As a matter of fact, this is the only complaint I have about Corals at Keppel Bay. Almost all unit types have an irregular layout and from the floor plans, it looks really weird.
In order to have a beautiful-looking and aesthetically-pleasing condominium development, it’s quite obvious that interiors have been totally compromised to suit its architecture.
As a big fan of the conventional regular-shaped layouts, I was seriously turned off simply by just looking at the floor plans. But frankly, if you start to put in some furniture into the apartment, the layout doesn’t look that eye-sore anymore.
This is not really a deal breaker because the built-in area of all units is really good. But personally, I just feel that it is a pity that Corals at Keppel Bay missed the mark on that one aspect of a well-designed home.
Honestly, If you are into waterfront living, a newer condominium and yet you want to be close to amenities, Corals at Keppel Bay is probably the best condominium that your money can get you.
When both qualities of life and investment prospects are expected to be high, this Keppel Bay condo becomes a very alluring real estate proposition.
