How does Alex Residences price compare to its nearby condos
Based on all transactions records since November 2013, Alex Residences average PSF price is S$1,698 psf, which is still relatively lower than the average of its nearby new launch condos Echelon (S$1,792 psf) and The Crest (S$1,746 psf). Despite being the oldest development, The Metropolitan condo however proves to be the most affordable option among all the listed Redhill condos, where units were transacted at an average of only S$1,370 psf.

Alex Residences Review
From the above analysis, this development looks to be an attractive option, in terms of per square foot (psf) price when compared to its immediate neighbours Echelon condo and The Crest condo. For a property this close to a MRT Station and just a short drive to the city, it is definitely worth considering. However many will wish to bring in Commonwealth Towers at Queenstown (which started selling in May 2014) into the picture.

Based on the Commonwealth Towers trasnactions so far, the average psf price is approximately S$1,637 psf. You may thinking if this makes a better option since the average psf price is even lower than those which I have listed earlier.
It may seem straightforward, but personally, I am not a big fan of huge or mega developments which consist of too many units, and 845 is simply too much. If you are staying in a private property – It’s has to be PRIVATE; or at least feel like private. At least for Alex Residences, which is almost half the size of Commonwealth Towers, plus being situated in a enclave surrounded by private properties as well, I certainly feel that it’s worth the extra to be paid. Well, if price is really the big issue, then Commonwealth Towers would be a better choice for you. However if you are still on a lookout for this area, you may wish to check out on Principal Garden by UOL.
Other than that, there is little need to reiterate the residential magnificence this private residential property stands for. Nonetheless, here are some further positive prospects of living at this Redhill residential complex.
