- 1 Bedroom units covering 441 to 549 square feet.
- 2 Bedroom units covering 635 to 710 square feet.
- 3 Bedroom units covering 893 to 969 square feet.
- 4 Bedroom units covering approximately 1,173 square feet.
Such a diverse mix of unit types and sizes caters to the requirements of different kinds of buyers, thus ensuring that there is something for everyone here.
The Wisteria Yishun Price Guide
According the 116 caveats lodged (from the URA) for The Wisteria during the launch, the average PSF price is recorded S$1,112 – with the 1-Bedroom units being fully sold. The lowest priced unit was a 1-bedroom unit (441-sqft) which transacted at S$469,600 (S$1,064 psf).

The Wisteria Review
If the long list of enticing attributes of The Wisteria is not adequately convincing, one should think about it from the investment perspective too.
One thing which we really like is the integrated mall concept where convenience is really at your doorstep. However that’s only if the mall is managed solely by the developer. This is ensure that residents at The Wisteria will get a good mix of retails and dining options. If not, I would personally pass on this development despite being lowly priced.
Moving on to the pricing, are buyers overpaying for this development? Let’s do a price comparison against its neighbouring newer condos and apartments within the vicinity. The figures collected are for transactions recorded since 2015 to March 2016.

As you can, it’s not exactly the cheapest property within the Yishun vicinity. But with the integrated concept, it’s probably worth the little extra premium. As a big fan of low density developments, I would really appreciate the exclusivity of The Wisteria, with only 216 units in total (which is approximately 60 to 70% lesser than its neighbours).
Now here’s the “bad news” – the layout. With average sizes of private homes shrinking lately, a well-planned unit layout is exceptionally important, as it will determine how much usable space is there for the home owner.
Let’s take a look at an example – a typical 3-bedroom unit at The Wisteria, with a floor area of 969 sq ft or 90 sq m, which is actually quite a common size for newer 4-room HDB flats (with 3 bedrooms too) these days.
According to the developer, the air con ledge takes up 6 sq m and balcony space of 10 sq m. So technically, you are only getting a usable floor area of approximately only 74 sq m or 797 sq ft! That’s even smaller than a 4-room BTO flat.
From my above comments, the floor plan left me being very confused as it’s not planned for conventional living, especially for a 3-bedroom unit where people are usually purchasing for own stay. I don’t even want to go into the sizes of the bedrooms on how small they are. Looking at the floor plan, it does seem like you have push your bed all the way to the edge, in order to get a little more space for walking.
Ultimately, if you look at this property and its price in comparison, it’s still worth considering if you are looking for a bite-size private residential home in Singapore. It’s certainly one of the low-risk real estate investment you can make and no wonder The Wisteria Yishun has been receiving great market response ever since its initial launch.
