The Poiz Residences (used to be known by most as The Andrew Residences before the renaming) looks to have taken Singapore’s real estate industry by storm. Its unique lifestyle philosophy and futuristic design plans set it apart from other contemporary developments by a wide margin. The wonderful location at the city fringe further enhances the allure of The Poiz Residences, making it a very viable residential choice for one and all. It then comes as no surprise that it is already receiving positive reviews from audiences who are eager to see the developer’s brilliant vision translate into reality.
There is much to be said about the visionary approach adopted by the developer of The Poiz Residences; as modern life becomes increasingly busy and hectic, the need for cloistered, well-located homes, where all kinds of amenities are within reach, is on the rise. A home in this residential complex promises owners exactly this kind of a living environment, which is the epitome of comfort and luxury. It is safe to say that once completed, The Poiz Residences shall be amongst the most sought-after address in all of Singapore.
The Poiz Residences Developer
The highly reputed MCC Land (Singapore) Pte Ltd is responsible for the development of The Poiz Residences. Having begun its operations in the city 14 years ago, today this firm inspires much trust and confidence in buyers, given the success of their previous ventures in Singapore. A large part of MCC Land’s reputation is based on the immaculate execution of mega-projects including Universal Studios and Keppel District Park – now, major tourist spots of the city. With regard to residential construction as well, the firm has several accomplishments to boast of; condominium properties such as The Canopy, Tre Residences (next to Aljunied MRT Station), The Nautical, Canberra Residence and 1 Canberra have been well-received by Singaporean audiences. Therefore, one can expect this new project to be completed with the same superior planning, finesse and punctuality that MCC Land has come to be synonymous with.
It is not just the faith in the developer that is drawing potential buyers to this property. The projected features of The Poiz Residences, from its location to the facilities, are equally alluring.

A closer look at the specifications of the homes will highlight the most appealing aspects of living here.
The Poiz Residences Location
The Poiz Residences lie in Singapore’s up and coming city fringe location – the Meyappa Chettiar Road in District 13. The proximity to the Patong Pasir MRT and connectivity to major roadways such as Central Expressway, Pan Island Expressway and Kallang Paya Lebar Expressway, make all city locations conveniently accessible from this location. However, there may be no need to venture too far for fulfillment of daily needs.
Educational opportunities abound in the vicinity of The Poiz Residences, making it ideal for families with children; Cedar Primary School, St. Andrew’s Secondary School, Stamford American International School, St. Andrew’s Junior College and James Cook University are all within 5 km radius. Numerous supermarkets and multiplexes such as City Square Mall, Jackson Square, Shaw Plaza, HDB Hub Shopping Malls are also just a short drive away. Thus, from groceries, banking and salon services to dining and entertainment facilities, everything is within close reach. Clearly, life at The Poiz Residences would accord future residents the advantages of living where nothing is too far.
And that is not all – the fantastic location is complemented by beautiful homes and luxurious condominium facilities within the residential society itself.
The Poiz Residences Floor Plan and Unit Types
A major selling point of The Poiz Residences is the wide variety of unit types it offers buyers. It offers three kinds of apartments, i.e. Suites, Urban and Habitat arrangements in 1 – 4 bedroom options. Potential homeowners can thus choose a home that perfectly suits their needs, be it a one-bedroom (431 – 484 sq ft), two-bedroom (753 – 829 sq ft), three-bedroom (775 – 1,173 sq ft) or four-bedroom (1496 – 1518 sq ft) unit.
While having a home that is complementary to one’s specific requirements is a luxury in itself, there are many more luxuries homes here promise. Each unit is furnished with designer-quality fittings, state-of-the-art bath-ware, and top-range kitchen appliances. Also, much attention has been devoted to ensuring that interior space is optimized, natural light ample and good air flow and ventilation.
Adding to the opulence is the diverse range of outdoor amenities that will be made available to the residents of The Poiz Residences.
Future residents can expect to have many luxuriant facilities for leisure and entertainment purposes at their disposal, right within the periphery of The Poiz Residences. There shall be a sizable lap pool, smaller children’s pool, a 45 m sculpture pool, a glamorous party pool and several spa stations available for use. There would also be a high-tech gymnasium and separate fitness area and forest trail for fitness enthusiasts to enjoy.
Several lounges and garden areas are perfect for socializing, as is the barbeque area that residents will have access to. Thus, one will have several enjoyable pursuits that one living here may indulge in, with having to make no more effort than just stepping beyond their house.

The Poiz Residences Review
It’s been approximately 2 years since we last seen a new launch in the Potong Pasir precinct. In 2013, it was Sennett Residence which was launched first in March, followed by Sant Ritz and lastly The Venue Residences – all just within months apart. The Poiz Residences is possibly the last development in the neighbourhood, and it’s a really big one. Frankly, I am excited because this is one of the biggest mixed residential and commercial property development in the city fringe of Singapore or also known as the Rest of Central Region (RCR) in the last decade. Or some would say, the most anticipated one since North Park Residences in Yishun, which was launched earlier in 2015.
We’ve read through the preliminary details of this new launch development, and here’s what I personally like about this:
Superb City Fringe Location
Needless to say, buying a property is usually about location. Being situated at the edge of the city is always a big plus point, as you will be close to the most important activities that the city has to offer. From extravagant retail options to lush entertainment and dining outlets, everything is just within your reach. Many would say that it’s so easy to travel around Singapore these days. However, being a “city fringe dweller” for my entire life, you will find the close proximity hard to resist and don’t want to move away. It’s always a cool thing to tell my friends that I am just 5 minutes’ drive from Orchard to home (and I am not joking). You probably have to experience it in order to believe it.
Various Unit Types Tailored To Various Group of Buyers
If you have been visiting or shopping around for the right property to buy, you are probably not a stranger to the recent new launch projects in Singapore. It seems like developers, or even architects have run out of steam and ideas with their recent developments. It’s a rather typical sight where a development only offers you a smaller selection of unit sizes to choose from. They are either too big (thus too pricey), or too small to even live in (and you can practically forget about having more kids). But apparently at Poiz Residences, you will be spoilt with choices as each unit type, especially 2-bedroom and above, comes in various sizes at The Poiz Residences.
Commercial Shops Not For Sale
Having an integrated commercial mall (which is called The Poiz Centre in this project) means you will have added convenience. But what makes this different from other mixed residential and commercial developments in Singapore?
If you are seasoned enough in the commercial property segment, you will realize that malls are usually more successful when it’s being run by the developer. This is because they will have control over the tenant mix within the mall and in some cases, they able to bring in big retail or F&B brands as anchor tenants. Thus, residents at The Poiz Residences will get to enjoy a good mix of shopping and dining options. On the other hand, if the commercial spaces are owned by individual owners, you will find many shops very unappealing (you’ve probably never heard of their brands) as these shops owners are only concern about getting their units rented out, regardless what kind of business the tenant is running. Can you imagine out of 65 shops, more than 80% are selling apparels or mobile phone accessories?
So, what is a realistic price point for The Poiz Residences?
According to what I know as of 28 Oct 2015, the indicative PSF price is S$1,450 on average. Being a mixed residential & commercial (not for sale) development, how does it compare to the rest of similar developments in Singapore? Let’s take a look.
|PROJECT NAME||ESTATE||REGION||STATUS||AVERAGE PSF (S$)||NO. OF TRANSACTIONS IN 2015|
|NORTH PARK RESIDENCES||YISHUN||OUTSIDE CENTRAL||UNCOMPLETED||1,367||475|
|BEDOK RESIDENCES||BEDOK||OUTSIDE CENTRAL||2015||1,374||3|
|HILLION RESIDENCES||BUKIT PANJANG||OUTSIDE CENTRAL||UNCOMPLETED||1,401||15|
|THE POIZ RESIDENCES||POTONG PASIR||REST OF CENTRAL||UNCOMPLETED||~1,450||–|
From the comparison above, it seems like The Poiz Residences is only a mere S$50 to S$100 psf difference on average when compared to the other mixed developments. In my opinion, for just a small premium difference to own a similar property nearer to the city (when others are in the OCR), it’s definitely a steal!
Here comes next step. To reaffirm that an average psf of S$1,450 is a good entry price, we need to analyze and make comparison against the neighbouring property developments (the newer ones or under construction).
|PROJECT NAME||TENURE||STATUS||AVERAGE PSF (S$)||NO. OF TRANSACTIONS IN 2015|
|NIN RESIDENCE||99 YRS FROM 2010||2014||1,459||8|
|SENNETT RESIDENCE||99 YRS FROM 2011||UNCOMPLETED||1,269||6|
|SANT RITZ||99 YRS FROM 2012||UNCOMPLETED||1,169||22|
|THE VENUE RESIDENCES||99 YRS FROM 2012||UNCOMPLETED||1,395||24|
|THE POIZ RESIDENCES||99 YRS FROM 2014||UNCOMPLETED||~1,450||–|
Now, it seems like The Poiz Residences will be priced the highest among all the new launch condo developments around the area. But that shouldn’t deter you to drop this property off your shortlist. If you are not a big fan of crowds hanging around your residential complex and prefer more exclusivity, you can always look at those other nearby properties listed above (lesser units and cheaper too). Then again, if you want the best of convenience in life, the Poiz Residences should be considered.
With all being said, the above enlistment of The Poiz Residences’ features is certainly impressive. But it falls short of highlighting why living here would be extremely favorable for just about anyone. Firstly, located in an area that is undergoing rapid development, future residents will find themselves at the heart of a lively, dynamic city sector.
Also, prices are naturally going to appreciate, making it a great investment that shall reap good returns. Finally, living in a chic locality, which is nonetheless suitably separate from the hustle-bustle of central Singapore, would be the best of both worlds. Who could resist all these charms of The Poiz Residences?
