With an estimated breakeven price of $1,780 psf for the developer, they are seriously trimming their profits and still trying to offer the best quality and finishes to homebuyers.

When it finally comes down to making a decision whether you should put your money on a particular residential property in Singapore or not, it can get quite nerve-racking.

Honestly, Mayfair Gardens has a lot of unique features that you will not find in other condominiums, which really makes it stands out from the rest. But if you are still unsure about whether you should be considering this property, here’s how we see it and hope it helps.

First of all – location, location, and location.

The joy and convenience of living in Bukit Timah

For drivers, Mayfair Gardens is located relatively close to the core central region of Singapore, which takes less than a 20-minute drive to reach the city center of Singapore.

The expected route isn’t even complicated at all – from traveling straight along Dunearn Road, Bukit Timah Road, Sungei Road, and Ophir Road, it will lead you to the Marina Bay Financial Centre (MBFC) via the East Coast Park Expressway (ECP) and Marina Coastal Expressway (MCE). Just look at how Google Map has plotted the route.

If you are in the habit of commuting by public transport, you will have the choice of simply walking down to the closest King Albert Park MRT Station. Let’s face it, this is probably the most preferred option to travel around Singapore in the fastest way possible.

As for amenities, we can’t really complain too much either. If you are looking for sources of entertainment or a random shopping spree closer to home, you will always have the option to hop into the Bukit Timah Plaza which is at a walking distance from Mayfair Gardens. Otherwise, our favourite spot (and some of the expats’ too) in the area will be The Grandstand mall – where you will find tons of F&B outlets and also a huge supermarket.

When we first visited the Mayfair Gardens showflat, we were seriously impressed by the quality finishes and fittings which the developer is providing. There’s really nothing much to complain about the layout of the various unit types as well. We practically loved how functional and efficient the layouts were.

Now let us talk money – does Mayfair Gardens make money-sense?

Mayfair Gardens versus Fourth Avenue Residences

Although these two new projects are not zoned in the same district, in terms of proximity, there are pretty close to one another.

Many would say that Fourth Avenue Residences is in District 10, which is usually perceived as the more upscale district as compared to District 21. So what’s the price difference for these two new launch condos?

Comparing the per square foot (psf) price of both projects, Fourth Avenue Residences is easily priced at $240 to $$390 psf higher than Mayfair Residences.

Just by looking at the table above, the choice is pretty obvious for the savvy homebuyers. It would make much more sense going for Mayfair Gardens as it’s lower in terms psf price, overall purchase price and size of the apartments are much bigger than those in Fourth Avenue Residences.

You may be wondering why is Fourth Avenue Residences being priced this much higher than Mayfair Gardens. The reason is the cost price of the land parcel.

Back in 2017, the developer of Fourth Avenue Residences, Allgreen Properties acquired the site for $1,540 psf ppr, while Oxley Holdings only acquired the Mayfair Gardens site for $1,244 psf ppr. See how the difference in land cost affects the eventual selling price of these two new condominiums?

It’s a simple fact that property developers are not charitable organizations and there’s a limit to how low can they price their projects. If the project is not going to make any profit, it will not make any business sense to them – obviously.

The En Bloc of Royalville and Crystal Tower

Within the Bukit Timah precinct, we are expecting two more launches coming up from the freehold sites which formerly housed Royalville and Crystal Tower. Both sites were acquired by Allgreen Properties at a land rate of $1,960 psf ppr and $1,840 psf ppr respectively – which are much higher than the site of Fourth Avenue Residences.

So if you work out the math, these two future new launch condos in Bukit Timah will likely be selling between the range of $2,500 to $2,700 psf.

Although some would argue that these two sites are freehold, a price gap of $800 to $900 psf difference is really too much to take in our opinion. If you are a savvy and somewhat a risk-averse investor, you would agree that Mayfair Gardens is a much better deal as well.

So is Mayfair Gardens a Good Buy?

The bottom line is that Mayfair Gardens condo is possibly one of the best properties in Singapore that you can put your money in. It is located in one of the best parts of the city so that you don’t have to unnecessarily waste hours traveling to and from work every day.

It is just off Dunearn Road that leads straight to Singapore’s city center which is one of the main reasons why it is in high demand among Singapore’s young professionals.

If you have ever read about Oxley Holdings’ most recent residential projects, you would know that their commitment to quality makes their developments one of the hottest selling properties as soon as they are being launched for sale. Verandah Residences and Riverfront Residences are some of the perfect examples.

Within the Bukit Timah area, let us take the KAP residences (which is just opposite Mayfair Gardens), for example, which was launched by Oxley Holdings some time back. You would be astonished to know that all the residential units of that condo were snapped up in less than 2 weeks of its launch.

When you know how much in demand Oxley Holdings’ projects are, you wouldn’t stop to think twice whether it will be worth your money or not.

And with this development emerging to be one of the best condos in Bukit Timah this year, it’s quite unlikely that buying a unit at Mayfair Gardens would go wrong. Excellent location, all amenities at a walking distance and a comfortable locality to live in, what else could you ask for?
