Mayfair Gardens Developer
Mayfair Gardens condominium is developed by Oxley Holdings Limited – which is Singapore’s own home-grown company which has now expanded its business to twelve international locations too.
It is an award-winning developer and the group has plans to launch as much as 12 more projects in Singapore for a total value of $3.8 billion from 2018 onwards.
Global Presence of Oxley Holdings
Not just in Singapore, the developer of Mayfair Gardens, Oxley Holdings has ongoing projects in international locations too – from which they have an estimated earning of almost half a billion in 2018 alone. On the other hand, its sales revenue in Singapore has already hit the $1 billion mark.
Oxley Holdings is a company that was set up primarily to invest in and develop real estate properties but it has also been dabbling in business consultancy by rendering project management and consultancy expertise in Myanmar.
From among its probes into the international markets, the projects at the United Kingdom, Ireland, Cyprus, Cambodia, Indonesia, Malaysia, China, Japan, and Australia are some of the most famous.
Oxley Holdings is a popular name in the international markets and has even entered into many strategic partnerships with overseas as well as local developers.
For instance, in 2013, Oxley Holdings acquired a 20% stake in Galliard (Group) Limited which helped them in penetrating the real estate market in the United Kingdom. Galliard (Group) Ltd. is a property developer cum hospitality & management group which has been an active developer for housing projects in London as well as Southern England.
Similarly, in Australia, Oxley Holdings has tied up with the local developer called Pindan Group Pty Ltd. by acquiring a 40% stake in the company. Even in Singapore itself, Oxley Holdings has a 15% stake in United Engineers which is one of the oldest companies in the sector whose establishment dates back to the early 90s.
Expertise in Residential and Commercial Real Estate
Oxley Holdings has also not limited their projects to residential condominiums alone. They do have a lot of expertise in building residential buildings but they equally adept at projects involving commercial or even industrial constructions.
A keen grasp of the market’s sentiments and trends as well as an eye for how to make their project stand apart from the rest is what has contributed to Oxley Holdings’ worldwide success. The focus of the company has always been on creating projects that take into consideration some of the most key factors that are considered by any buyer before investing in a property.
Some of the other ongoing projects of Oxley Holdings in Singapore apart from Mayfair Gardens and Mayfair Modern include Riverfront Residences, Affinity at Serangoon, Sea Pavilion Residences and Sixteen35 Residences.

Some of the most popular schools in the area are Methodist Girls’ School (Primary) and Pei Hwa Presbyterian Primary School.

Bukit Timah Nature Reserve
The Bukit Timah Nature Reserve which is approximately 5 minutes’ walk away from Mayfair Gardens is one of the unique features of this condominium that you wouldn’t easily find elsewhere.
The Reserve is one of the most popular spots in Singapore for local athletes who use its vast open spaces for training and physical exercises. Mountain climbing is one of the primary outdoor activities that take place in the Bukit Timah Nature Reserve.
Since the Nature Reserve is so close by, you can even use it as a neighborhood park for simply taking a morning stroll or going for an evening run.
Believe us, you will never want to skip on your morning walk if you know you have such a beautiful place to take your walk in. Even if you are not an outdoor person, the Bukit Timah Nature Reserve also makes for some splendid views from many of the apartments in the Mayfair Garden.
Mayfair Gardens Condo Architect and Concept
DP Architects is the architect behind this dream residential property – aiming to incorporate the ambiance from the affluent Mayfair district of Westminster, London – which is regarded among the most impressive residential districts in the world.
The idea is to re-interpret the tasteful Georgian architecture of Mayfair district into the verdant surroundings of Singapore’s upmarket residential district. This also pretty much explains why the condominiums are named as ‘Mayfair’ – to associate them with one of the most prestigious properties in London.
The exterior architecture of Mayfair Gardens
Talking about the Mayfair Gardens, as you make your first step inside the premises, you will be welcomed by the Georgian style of architecture with extensive use of crown, torso and pedestal concepts – which gives the condominium a majestic and timeless outlook.
Thus, if you have always admired the English-themed properties, this new Bukit Timah condo will definitely prove to be a treat to your eyes!
Surrounded by the Bukit Timah Nature Reserve and set up among low-hung neighborhood, you will enjoy the unobstructed views of nature’s impressive treasures at Mayfair Gardens.
The landscape inside the estate is also equally magnificent. Surrounding botanical garden, pine forest, manicured lawns, maze garden, chess garden, waterways, lantern boulevard, and skywalk – you name it and Mayfair Gardens has it as one of its landscaping elements.
This is the reason perhaps why the splendid landscaping of this Bukit Timah condo has impressed one and all. To further add to the landscape, Ecoplan Asia has been entrusted with the responsibility to provide the natural flourish with a surrounded botanical garden.
Not to forget the beautiful waterways that meander through the estate. The bubbling streams of water seem like soothing music to the ears on a silent starry night. Pine forest, link bridge, open sky deck (island deck), swimming pool and jogging trail add to the natural charm of the estate.
Moreover, there are Sky Garden and Cabana Roof Garden constructed above the communal roof terrace to enhance the green outlook.
The interior beauty within the condominium
If exteriors have already caught your eyes, believe us, interiors are even more captivating, and are a perfect ode to Oxley’s authenticity. If we have to highlight the few striking features of the condos, we’ll say that their English theme is evident right from the moment you enter the property.
The color palette of Oxley’s Mayfair Gardens reflects its English theme. The majority of white surfaces are coupled with the rims of black, which make the balconies stand out. The entire color scheme not only looks soothing to the eyes but also makes for a nice contrast and resemble a lot to the colonial black and white houses.
Simple things like black headings on the kitchen cabinets, rounded edges for the arches and interconnectivity within the rooms will catch your eyes.
Windows are stylized and large enough to provide you with a panoramic view of the lush surroundings. Further adding to the homely feel are the rails and black frames in the balcony which bind the whole space together.
It’s no doubt a costly and challenging affair to emulate the stately air of Mayfair, London, but Mayfair Gardens has managed to give it a close run for its money.
As the deputy CEO of Oxley Holdings says, “British architecture is not cheap to emulate, and is something that many have tried to recreate for many years”. We couldn’t agree more!
Mayfair Gardens Condo Facilities
When it comes to the facilities in Mayfair Gardens, it is almost second to none. The condominium boast of strong security, thus making sure that all the residents are safe in their homes.
Security is available 24 hours, while guarded security personnel keeps a tight watch and only allows authorized people to enter inside the premises. You will be surprised that some new projects these days don’t take care of this fundamental aspect.
As expected, the condo will have a covered car park which ensures that your vehicles are well-protected from any physical damages that might be caused due to unpredictable weather conditions in Singapore.
Adding to that, there is also a well-maintained swimming pool which will be cleaned regularly and is completely safe for children. A large recreational area not only adds to the scenic beauty but can also be used for early-morning walks and jogging.
It also has a clubhouse and BBQ pit which can be used to throw parties and for social gatherings.
Apart from this, enchanting waterways, a state-of-the-art clubhouse with all forms of recreations, indoor sports complex, an opulent spa, massage parlors, and bubbling streams do their parts in soothing the weary soul.

When it finally comes down to making a decision whether you should put your money on a particular residential property in Singapore or not, it can get quite nerve-racking.
Honestly, Mayfair Gardens has a lot of unique features that you will not find in other condominiums, which really makes it stands out from the rest. But if you are still unsure about whether you should be considering this property, here’s how we see it and hope it helps.
First of all – location, location, and location.
The joy and convenience of living in Bukit Timah
For drivers, Mayfair Gardens is located relatively close to the core central region of Singapore, which takes less than a 20-minute drive to reach the city center of Singapore.
The expected route isn’t even complicated at all – from traveling straight along Dunearn Road, Bukit Timah Road, Sungei Road, and Ophir Road, it will lead you to the Marina Bay Financial Centre (MBFC) via the East Coast Park Expressway (ECP) and Marina Coastal Expressway (MCE). Just look at how Google Map has plotted the route.
If you are in the habit of commuting by public transport, you will have the choice of simply walking down to the closest King Albert Park MRT Station. Let’s face it, this is probably the most preferred option to travel around Singapore in the fastest way possible.
As for amenities, we can’t really complain too much either. If you are looking for sources of entertainment or a random shopping spree closer to home, you will always have the option to hop into the Bukit Timah Plaza which is at a walking distance from Mayfair Gardens. Otherwise, our favourite spot (and some of the expats’ too) in the area will be The Grandstand mall – where you will find tons of F&B outlets and also a huge supermarket.
When we first visited the Mayfair Gardens showflat, we were seriously impressed by the quality finishes and fittings which the developer is providing. There’s really nothing much to complain about the layout of the various unit types as well. We practically loved how functional and efficient the layouts were.
Now let us talk money – does Mayfair Gardens make money-sense?
Mayfair Gardens versus Fourth Avenue Residences
Although these two new projects are not zoned in the same district, in terms of proximity, there are pretty close to one another.
Many would say that Fourth Avenue Residences is in District 10, which is usually perceived as the more upscale district as compared to District 21. So what’s the price difference for these two new launch condos?
|Unit Type||Mayfair Gardens||Fourth Avenue Residences|
|Starting Price||Size||Psf||Starting Price||Size||Psf|
|1-Bedroom||$965,000||506 sqft||$1,907||$1.05m||484 sqft||$2,169|
|2-Bedroom||$1.452m||753 sqft||$1,928||$1.403m||646 sqft||$2,172|
|3-Bedroom||$1.968m||1,066 sqft||$1,846||$2.169m||969 sqft||$2,238|
|4-Bedroom||$2.28m||1,216 sqft||$1,874||$3.387m||1,475 sqft||$2,296|
|3-Bedroom Penthouse||$3.009m||1,647 sqft||$1,826||–||–||–|
|4-Bedroom Penthouse||$3.295m||1,733 sqft||$1,901||–||–||–|
Comparing the per square foot (psf) price of both projects, Fourth Avenue Residences is easily priced at $240 to $$390 psf higher than Mayfair Residences.
Just by looking at the table above, the choice is pretty obvious for the savvy homebuyers. It would make much more sense going for Mayfair Gardens as it’s lower in terms psf price, overall purchase price and size of the apartments are much bigger than those in Fourth Avenue Residences.
You may be wondering why is Fourth Avenue Residences being priced this much higher than Mayfair Gardens. The reason is the cost price of the land parcel.
Back in 2017, the developer of Fourth Avenue Residences, Allgreen Properties acquired the site for $1,540 psf ppr, while Oxley Holdings only acquired the Mayfair Gardens site for $1,244 psf ppr. See how the difference in land cost affects the eventual selling price of these two new condominiums?
It’s a simple fact that property developers are not charitable organizations and there’s a limit to how low can they price their projects. If the project is not going to make any profit, it will not make any business sense to them – obviously.
The En Bloc of Royalville and Crystal Tower
Within the Bukit Timah precinct, we are expecting two more launches coming up from the freehold sites which formerly housed Royalville and Crystal Tower. Both sites were acquired by Allgreen Properties at a land rate of $1,960 psf ppr and $1,840 psf ppr respectively – which are much higher than the site of Fourth Avenue Residences.
So if you work out the math, these two future new launch condos in Bukit Timah will likely be selling between the range of $2,500 to $2,700 psf.
Although some would argue that these two sites are freehold, a price gap of $800 to $900 psf difference is really too much to take in our opinion. If you are a savvy and somewhat a risk-averse investor, you would agree that Mayfair Gardens is a much better deal as well.
So is Mayfair Gardens a Good Buy?
The bottom line is that Mayfair Gardens condo is possibly one of the best properties in Singapore that you can put your money in. It is located in one of the best parts of the city so that you don’t have to unnecessarily waste hours traveling to and from work every day.
It is just off Dunearn Road that leads straight to Singapore’s city center which is one of the main reasons why it is in high demand among Singapore’s young professionals.
If you have ever read about Oxley Holdings’ most recent residential projects, you would know that their commitment to quality makes their developments one of the hottest selling properties as soon as they are being launched for sale. Verandah Residences and Riverfront Residences are some of the perfect examples.
Within the Bukit Timah area, let us take the KAP residences (which is just opposite Mayfair Gardens), for example, which was launched by Oxley Holdings some time back. You would be astonished to know that all the residential units of that condo were snapped up in less than 2 weeks of its launch.
When you know how much in demand Oxley Holdings’ projects are, you wouldn’t stop to think twice whether it will be worth your money or not.
And with this development emerging to be one of the best condos in Bukit Timah this year, it’s quite unlikely that buying a unit at Mayfair Gardens would go wrong. Excellent location, all amenities at a walking distance and a comfortable locality to live in, what else could you ask for?
Hope you’ve found some value in this article and review of Mayfair Gardens. If you are interested to view or would like to have a chat about my thoughts on this project, please feel free to reach me at (+65) 6631-8384 or drop me a note using the form below.
