The potential in the vicinity of Forest Woods makes it the most coveted residences in Singapore. Connected directly to the Mega Mall Nex Shopping Centre as well as Serangoon MRT – which are about 3 minutes’ walk from the development – all important places are well within reach of residents from here.
Expressways such as the KPE and CTE assure great road connectivity to all vehicle owners. Basically, reaching out to areas of leisure or work gets totally comfortable for those residing at Forest Woods.
Forest Woods condo is situated in a way that resident’s demands or requirements would be fulfilled within a short distance only. Forest Woods Review
Once again, the consortium of CDL, Hong Leong and TID looks set to launch another new condo project in the area, after success in recent years for Bartley Residences and Bartley Ridge.
With their impressive track records in Singapore, I have no doubts over them when it comes to delivering a development with reasonable quality.
However, what’s disappointing is the average size of the units. And yes, they are getting smaller and smaller – and not getting cheaper (despite a gloomy market outlook).
Although it’s nothing new to see new launch condo units shrinking in size these days, for it to come from this group of developers, it’s quite disheartening to be honest.
Not only the units are shrinking (even further) at Forest Woods, in my opinion, the layouts of most units are generally inefficient – which clearly don’t justify the price tags being set out.
One of the unit types that irks me is the 2-bedroom of 603 square feet which starts from S$838,000 as indicated. That works out to be about $1,390 psf, but I am very sure that this is a unit on the 2nd floor.
Frankly, it’s not that pricey and it’s reasonably fair for the location. But for S$838,000, what are you paying for?
I mean seriously, why would anyone need 2 balconies (in exchange for larger living rooms/bedrooms for example) and an A/C ledge that is big enough to fit in like 3 air-con compressors?
Well, if you can get past the above wastage of spaces, Forest Woods does present some value to potential buyers.
Firstly, there isn’t many full-fledge condominiums in the area, that are close to NEX mall and Serangoon MRT Station. The only one around is Sunglade and thus this presents an under-supply situation for homeowners in the area which may provide sustainability in future pricing.
Less competition = less price war = better control in pricing – as simple as that. If you purely looking at this from an investment perspective, this is clearly an ideal scenario and it serves as a solid safety net.
Yes, buyers can also consider condo projects such as the ones at Bartley area (Bartley Residences, Bartley Ridge or even Botanique at Bartley), but they have to bear with that little inconvenience when trying to get its closest shopping mall in the area.
Secondly, there’s no denying in the fact that Forest Woods is indeed going to be one of the nicest residential development in the Upper Serangoon area.
There are so many stunning amenities and facilities to let go for the potential buyers. Some of the takeaways that need to be highlighted include the awesome living façade that encompasses a lush landscape with a 75m lap pool that is bigger than the Olympic Pool.
Something which I will appreciate is the so-called living forest within Forest Woods condo, offering a peaceful escape to the residents in the middle of bustling Singapore.
Such an idyllic environment will allow the residents to rejuvenate their senses and enjoy a healthy living space. The development is definitely intended for all those who have a penchant for finer things.
Owning a residence at Forest Woods would certainly be a great proposition for all those who wish to be close to nature while having lifestyle and convenience at their disposal.
As always, I believe that when it comes to buying a property, ‘cheap’ is never the reason to buy anything. Value is. Thus for investment, I will give Forest Woods some serious thoughts and look deep into the numbers.
However, for own stay, options are rather limited as I will go for the bigger unit type with layouts that make a little bit more sense to the dollars – such as the 2-Bedroom + Study (Premium).
