Noted as the biggest land sale acquisition in 2017 for a record of slightly more than S$1 billion, the joint-venture between Hong Kong’s Logan Property and China’s Nanshan Group is set to unveil Stirling Residences – the largest private residential development in Queenstown to-date.
It is not just a mega private condominium project, but it is also one of the last government land parcels available for sale in District 3.
However, if you’ve been on the lookout for new private homes in the area, you are probably overwhelmed by all the choices around which stretches all the way from Queenstown to the Redhill precinct.
So let’s dive in and see how does this Stirling Road new condo stands out from the rest. Is Stirling Residences really a good buy?
Stirling Residences Developer
With more than 20 years of experience focusing on residential property development in southern China, mainly in Guangdong, Hong Kong, and Macau, Logan Property Holdings is a listed firm on the Hong Kong Stock Exchange (since 2013) and possesses Grade-A qualifications in areas such as property development, construction, and engineering design.
In 2017, the organization has also joined the ranks of Fortune China’s Top 500 Enterprises and was even ranked in 26th out of the 100 top real estate developers in China. This a great testament to the group’s expertise and commitment to providing quality homes.

One of the key architecture highlights for Stirling Residences is that the 3 residential towers are being built in a staggered manner which none of them will be blocking each other.
Thus, residents on the higher will be able to experience an unblocked panoramic view of the surroundings and in other words, the resident will get to enjoy absolute privacy. For practical reasons, the apartments will likely be well-ventilated as they are generally positioned in the north-south direction.

Stirling Residences Review
When the 2.11-ha Stirling Road site was sold to Logan Property and Nanshan Group for over $1 billion back in May 2017 via the government land sales (GLS) programme – which was then a record-breaking bid, the property market has been eagerly anticipating what these 2 reputable developers can come up with.
So here we have it – Stirling Residences. It is by far the biggest private residential development in the entire Queenstown estate and definitely iconic enough to be considered as one of the landmark properties in the area.
It’s like how some other developments became clear representations of the precincts which they are in over time, such as Reflections at Keppel Bay, The Sail at Marina Bay, J Gateway at Jurong, City Square Residences at Farrer Park or even Rivergate at Robertson Quay.
And most of the time, these developments do command a slight premium over some of their closest neighbors.
At the point of our honest Stirling Residences review, the project has managed to offload a total of 869 out of 1,259 units since launch (till 8 November 2019), at an average per square foot (psf) price of $1,790.
Honestly, it’s really not too shabby considering the fact that all these transactions took place right after the latest property cooling measures were announced (which took effect on 06 July 2018).

As you can see, Stirling Residences ain’t as pricey or being priced even higher than its neighbors like what most people would think. In fact, the developers have priced this new Queenstown condo at a very attractive rate.
Stirling Residences versus Queens Peak
Of course, some may argue that Queens Peak is more value-for-money as it is closer to the Queenstown MRT station. But then again, it really depends on one’s needs and requirements in a private property. Do note that some of those iconic landmark properties I have mentioned earlier are not even near a train station, thus it doesn’t really determine the future value of a property.
Because what Stirling Residences can offer to prospects is the scale and the lavishness of living in a private condominium. Some homeowners just treasure lifestyle more than convenience. Anyway, the condominium is just around 240 meters away from Queenstown MRT station – which will take you less than 5 minutes to walk there.
Stirling Residences versus Margaret Ville
When comparing Stirling Residences and Margaret Ville, it would be deciding on the lifestyle you’re looking for instead of convenience. At Margaret Ville, it’s the lower density living and exclusivity that really stands out from the rest of the condominium projects.
Personally, one of the top criteria for owning a private property is that it has to PRIVATE.
And that’s something I don’t really see at the 1,259-unit Stirling Residences compared to the 309-unit Margaret Ville. But if you are a social butterfly and someone who loves the abundance of facilities (kids will certainly appreciate these), then Stirling Residences is really a no-brainer choice.
Without a doubt, Stirling Residences does cover most of the aspects of what a true condominium in Singapore should be. T
he location of the condo is just excellent, the offerings within are simply marvelous and there’s really nothing to complain about the price. It really boils down to your personal needs and preference.
