According to the above numbers, units at Marina One Residences are still transacting at a slightly lower PSF than one of its nearby developments – Marina Bay Residences, despite being the newer development among all.
Marina One Residences Review
Marina Bay has always been well-known as a “global address” to the rest of the world. It has attracted massive interest for foreign investors and even locals as well.
If you haven’t know about this, The Sail @ Marina Bay and Marina Bay Residences were fully-sold developments during their individual launches. And also, all units at Marina Bay Suites has also been 100% fully snapped up as of 15 September 2015 (with the last 3 units being sold in just months after attaining T.O.P).
That means the only “available stock” in Marina Bay can only be found in Marina One Residences. Despite uncertainties in Singapore’s property market, 317 units (as recorded) were sold in less than a year. It’s really not surprising as they are being priced slightly lower than its surrounding properties.
And also, with Marina Bay Residences and The Sail @ Marina Bay attaining a historical high PSF transacted at S$4,368 and S$3,499 psf respectively (in 2011 during market’s peak), it isn’t difficult to see how much potential can a residential unit at Marina One achieve when the entry PSF is only S$1,964 to $2,826.
And just one more thing to note, currently the developer of Marina One Residences has just received its T.O.P and units on Tower 23 (Phase 2) have been released for sale. However at this point, there may still be units available on Tower 21 (Phase 1), so do check with us if you require more information.
