As property developers continue to release more new launch condo projects into the market, brisk sales were seen at both Parc Clematis and Luxus Hills immediately after the 7th lunar month.
Over the last weekend, Parc Clematis by SingHaiyi Group has managed to sell 324 out of the 465 units released at a median price of $1,580 per square foot (psf).
This new launch project, formerly known as Park West condo is located at the junction of Clementi Avenue 6 and the Ayer Rajah Expressway (AYE).
It comprises of 1,468 units in total and units types ranging between 1-bedroom (452 sq ft) to 5-bedroom (2,669 sq ft), and strata landed houses (2,659 to 3,832 sq ft).
It was noted by SingHaiyi Group that units sold were mainly the 1-bedroom and dual-key unit types.
The group managing director, Ms. Celine Tang commented that the firm was encouraged by the sales and strong demand from homebuyers and investors over the first 2 days of the launch.
It’s believed that sentiments for Parc Clematis were mainly driven by the recent land sale at Clementi Avenue 1 – which was acquired by UOL Group and UIC for $788.31 psf ppr.
Meanwhile, Luxus Hills by Bukit Sembawang has also received healthy responses from homebuyers as it managed to sell 71 out of 78 units released. They were sold at an average psf price of $1,894.
Located within the Seletar Hills Estate, Luxus Hills is a collection of 78 landed houses which vary from intermediate terraces, corner terraces, and semi-detached houses. All of them are on 999-year leasehold tenure.
The sizes range between the smallest 3,541 sq ft to 3,810 sq ft.
One of the most noticeable perks of buying a unit at Luxus Hills is that Bukit Sembawang is offering a flexible deferred payment scheme.
According to Bukit Sembawang, about 75 percent of the buyers opted for this payment scheme and are mostly living in District 19 & 28.
On the other hand, while both Parc Clematis and Luxus Hills have received a reasonable amount of buying interest, Avenue South Residence will be the next project to be put to the test as it prepares for the launch on 7 September 2019.
Over its preview weekend, the 1,074-unit condo project at Silat Avenue has drawn more than 4,500 prospects to its sales gallery. The average prices range between $1,780 psf to $2,250 psf.
