Looking at the above analysis, no doubt that 6 Derbyshire is an attractive option to own a freehold property in one of the prime districts in Singapore. Despite sitting on a small land plot of only 45,512 sqft, it meets the minimum requirement set by the Urban Redevelopment Authority (URA) of Singapore of 40,000 sqft to be conferred “condominium” status.

The aforementioned attributes are convincing reiterations of 6 Derbyshire’s brilliance as a residential complex. Here are some more reasons why living here would be simply divine.

  • The balance of lush greenery and urban facilities shall create a wonderful environment, suitable for raising families.
  • Residents of 6 Derbyshire will have a home that is a magnificent retreat, right in the midst of bustling Singapore.
  • This housing complex promises buyers a high return yield, thus being a profitable real estate investment.

However, the biggest drawback of 6 Derbyshire is being located right next to the Central Expressway (CTE) and it’s really close. It’s certainly not a place for those who love some peace and quiet. But then again, you can always go for units facing away from the expressway or those on the higher floor. The panoramic view of the city skylines across the expressway will be pretty amazing, and at least you will be assured of the view for a long time as the expressway is there to stay.

Personally, I would also recommend any property buyers to look at properties in District 8, such as Forte Suites (which is relatively close to 6 Derbyshire) and Cityscape at Farrer Park. In terms of PSF price, they are approximately 15-20% lower than what 6 Derbyshire is asking.

Nonetheless. when there are so many perks of owning a home in 6 Derbyshire, it’s property still worth considering – especially in prime District 11.
