The Poiz Residences Review
It’s been awhile since we last seen a new launch or brand new condo in the Potong Pasir precinct. In 2013, it was Sennett Residence which was launched first in March, followed by Sant Ritz and lastly The Venue Residences – all just within months apart.
The Poiz Residences is possibly the last development in the neighbourhood, and it’s a really big one.
Frankly, I am excited because this is one of the biggest mixed residential and commercial property development in the city fringe of Singapore or also known as the Rest of Central Region (RCR) in the last decade. Or some would say, the most anticipated one since North Park Residences in Yishun, which was launched earlier in 2015.
We’ve read through the preliminary details of this new launch development, and here’s what I personally like about this:
Superb City Fringe Location
Needless to say, buying a property is usually about location. Being situated at the edge of the city is always a big plus point, as you will be close to the most important activities that the city has to offer.
From extravagant retail options to lush entertainment and dining outlets, everything is just within your reach. Many would say that it’s so easy to travel around Singapore these days.
However, being a “city fringe dweller” for my entire life, you will find the close proximity hard to resist and don’t want to move away. It’s always a cool thing to tell my friends that I am just 5 minutes’ drive from Orchard to home (and I am not joking). You probably have to experience it in order to believe it.
Various Unit Types Tailored To Various Group of Buyers
If you have been visiting or shopping around for the right property to buy, you are probably not a stranger to the recent new launch projects in Singapore. It seems like developers, or even architects have run out of steam and ideas with their recent developments.
It’s a rather typical sight where a development only offers you a smaller selection of unit sizes to choose from. They are either too big (thus too pricey), or too small to even live in (and you can practically forget about having more kids).
But apparently at Poiz Residences, you will be spoilt with choices as each unit type, especially 2-bedroom and above, comes in various sizes at The Poiz Residences.

Having an integrated commercial mall (which is called The Poiz Centre in this project) means you will have added convenience. But what makes this different from other mixed residential and commercial developments in Singapore?
If you are seasoned enough in the commercial property segment, you will realize that malls are usually more successful when it’s being run by the developer.
This is because they will have control over the tenant mix within the mall and in some cases, they able to bring in big retail or F&B brands as anchor tenants. Thus, residents at The Poiz Residences will get to enjoy a good mix of shopping and dining options.
On the other hand, if the commercial spaces are owned by individual owners, you will find many shops very unappealing (you’ve probably never heard of their brands) as these shops owners are only concern about getting their units rented out, regardless what kind of business the tenant is running. Can you imagine out of 65 shops, more than 80% are selling apparels or mobile phone accessories?
So, what is a realistic price point for The Poiz Residences?
According to what I know as of 28 Oct 2015, the indicative PSF price is S$1,450 on average. Being a mixed residential & commercial (not for sale) development, how does it compare to the rest of similar developments in Singapore? Let’s take a look.

From the comparison above, it seems like The Poiz Residences is only a mere S$50 to S$100 psf difference on average when compared to the other mixed developments. In my opinion, for just a small premium difference to own a similar property nearer to the city (when others are in the OCR), it’s definitely a steal!
Here comes the next step. To reaffirm that an average psf of S$1,450 is a good entry price, we need to analyze and make a comparison against the neighbouring property developments (the newer ones or under construction).

Now, it seems like The Poiz Residences will be priced the highest among all the new launch condo developments around the area.
But that shouldn’t deter you to drop this property off your shortlist. If you are not a big fan of crowds hanging around your residential complex and prefer more exclusivity, you can always look at those other nearby properties listed above (lesser units and cheaper too).
Then again, if you want the best of convenience in life, the Poiz Residences should be considered.
With all being said, the above enlistment of The Poiz Residences’ features is certainly impressive. But it falls short of highlighting why living here would be extremely favorable for just about anyone. Firstly, located in an area that is undergoing rapid development, future residents will find themselves at the heart of a lively, dynamic city sector.
Also, prices are naturally going to appreciate (which most already did as of January 2019), making it a great investment that shall reap good returns. Looking at the price range of some new launch condos at Woodleigh, there seems to be more profit to be made.
Finally, living in a chic locality, which is nonetheless suitably separate from the hustle-bustle of central Singapore, would be the best of both worlds. Who could resist all these charms of The Poiz Residences?
