Supply cuts for 1H2016 Government Land Sales programme

According the reports, the Ministry of National Development (MND) is set to reduce the amount of land for sale in the first half of 2016.

The upcoming 1H2016 Government Land Sales (or GLS) programme will consist of only 4 sites for sale under the confirmed list, while 12 other sites will be placed on the reserve list.

It was mentioned by MND that these sites can yield up to a total of 7,240 new launch residential units and also 272,600 sq metres of commercial space. This is in fact a downward projection as compared to the 7,825 residential homes and 277,580 sq m of commercial spaces planned in the 2H2015 GLS programme.

In the 1H2016 GLS programme, the confirmed sites will include 3 sites zoned for private residential development at Jalan Kandis (located in Sembawang), Martin Place (called Martin Modern, located at River Valley) and also Anchorvale Lane (in the Sengkang precinct). The 4th site will be a mixed residential and commercial land parcel at Bukit Batok West Avenue 6. It was noted that these sites are able to accommodate up to approximately 1,560 homes.

As for the reserve list, it comprises of 8 private residential sites, 1 mixed residential and commercial site, 2 commercial sites and just 1 white site. These sites are expected to yield about an additional 5,860 homes and commercial spaces (mainly offices) which makes up 261,000 sq metres.

It was also mentioned by MND that the supply for private housing and commercial spaces from the 1H2016 Government Land Sales programme will be sufficient in meeting demand over the next couple of years.
