Sturdee Residences Review
The above description of this upcoming property is enticing and impressive in its own right. With the likes of Poiz Residences and Principal Garden making the headlines for new launch projects in the city fringe region, Sturdee Residences look set to capture a strong a demand from the market.
Looking at only District 8, it’s been at least 5 years since we’ve last seen a full condominium launch in the area (with the recent one being Cityscape at Farrer Park – a freehold 30-storey condo at Mergui Road). In fact, there isn’t much prominent condominiums in the district other than City Square Residences, Citylights and the much older Kerrisdale condo.
2 weeks prior to the actual launch, here’s the price guide we’ve received:

3-BR: From S$1.1xM
4-BR: From S$1.7xM
5-BR Single Level Penthouse: From S$2.4xM
From the looks of it, the price looks really attractive – considered the fact of its city-fringe location. However, I will personally recommend nothing more than the 1-bedroom unit. Here’s why.
The Bigger Units Are A Little Too Small
In the past, property buyers usually refer studio/1-bedroom units as shoebox apartments, or “micky mouse” units. I suppose you can say the same for the 2/3/4 bedroom units at Sturdee Residences as well.
The above is the floor plan of a 4-bedroom unit at Sturdee Residences. Just by looking the the layout, it’s probably a little too small for most households. I suppose many buyers will appreciate more if most of balcony spaces are used for bedrooms instead.
How about the price for such a unit? Assuming it is priced at S$1.75 million (of course it will be something on a lower floor level), the psf price will work out to be S$1,344 psf. In my opinion, it does look fairly reasonable.

If we are just looking at the total amount or quantum for a particular unit type, it is definitely attractive. For only S$8xxk, you can own a 2-bedroom unit in the city fringe precinct. But sadly it’s only a 570-sqft unit, which it could translate to a starting PSF price of as high as S$1,577 psf.
The PSF price may seem a little scary, but if you were to look at City Square Residences, a 570-sqft 1-bedroom unit has recently changed hands for S$980,000 (or S$1,718 psf) on 22 March 2016.
Taking into consideration that Sturdee Residences is a 99-year leasehold condo (but brand new), then a S$1,500++ psf price tag for such a unit will seem fair enough as compared to City Square Residences which is a freehold condo.
There are definitely several more positive attributes attached to life at Sturdee Residences. First and foremost, it is a prominent city fringe address and having a home here would be a matter of much pride and prestige.
Also, although its close proximity to Little India may be an issue to many property buyers, it is still a lovely living environment in my opinion. And despite its location in the midst of the busy city, Sturdee Residences would ensure a serene atmosphere, ideal for relaxation.
And finally, from a solely monetary perspective, this new launch condo will be an intelligent investment; value of property is such a prime location will only appreciate in times to come. Thus, the reasons for living at Sturdee Residences are plenty; it is a class above all one’s expectations of their “home sweet home”.
